Conversion of a Community Activities Center into a Conference Center

After meeting with the client it was clear that their main objective was to finish the construction of the project in 3 1/2 months. This was a design build project. The client had their in house contractor construct the renovation.

The client wanted an adaptive-reuse of an existing activities center into a conference center. The 4,000 square foot one-story masonry structure was 20 years old. The design of the conference room, and lobby took a week. The restaurant area, and foyer took less than a week. This redoing or renovation of a facility is quite common and in this situation was very economical for the client. The cost of construction was $216,000.00 including overtime for the construction workers. This is not always the case with building renovation projects but because this was a simple newer building cost was kept at a minimum. Older projects of this type of project would cost twice as much because of unforeseen site conditions uncovered during construction. The design cost for the project was 3% of the construction cost. Design services can cost 3-10 % depending on the complexity of the design. Because it was constructed by an in-house contractor construction documents and the bidding process were not needed.
